SUMMARY:
Laying vacant for several years, this former K-Mart building was considered functionally obsolete due to its low clear height. The 93,000 square foot retail facility was originally built with a 16' ceiling height. However, modern big-box retail giants often require a 22' or higher ceiling.

National retail discount giant, BJ's Wholesale already had a location in Rochester. Yet, what their location did not have was the volume of heavy traffic and frontage that this vacant building had. BJ's Wholesale investigated a relocation strategy to the former K-Mart facility but the building was unsuitable at its current clear height.

With the interest from BJ's Wholesale, the owner's of the property quickly contacted ROOFLIFTERS to inquire about raising the existing roof of the building in order to meet the requirements of their potential tenant. It became clear that this was their solution.

With a commitment from BJ's Wholesale to occupy the space once it had a 22' clear height, the owner's made an easy decision to modify the space to meet its new tenant's need. Armed with a long term lease the decision to lift the roof was cost effective and efficient, and turned a non-performing asset into a profitable income producing property.
